Colchester and about thirty miles around it

Areas We Cover

Seventy towns and villages, from the Tendring coast to the Suffolk border.

We work from Colchester outwards, about thirty miles by road in every direction the roads actually allow. That covers the borough, the Tendring peninsula, the Colne Valley, Dedham Vale and the Suffolk border villages, Mersea and the Blackwater, and out to Braintree, Halstead and Witham.

The travel radius is real rather than aspirational. We would rather say no to a job in west Essex than take it and give it the attention a two hour drive allows.

Why the area is grouped the way it is

The groups below are not marketing regions. They are three different roof markets, and which one you are in changes the job more than the size of the rooflight does.

The historic core and the river villages. Colchester inside the walls, the Dutch Quarter, and out through Dedham, Nayland, Stoke-by-Nayland and Bures. Conservation areas, listed buildings, clay pantile and plain tile roofs. Here the first question is what is permitted, and the answer is usually a flush conservation unit.

The suburbs and the market towns. Lexden, Prettygate, Shrub End, Stanway, Myland, and out to Braintree, Witham and Halstead. Inter-war and post-war stock, rear extensions, flat roofs, and the standard question of how many rooflights and what size.

The coast. Mersea, Brightlingsea, Wivenhoe, St Osyth, Clacton, Frinton, Walton and up to Harwich. Salt air, and a specification that has to survive it. A powder coat that is fine in Braintree chalks in four years on the seafront.

Where we work

We are based in Colchester and we work across north and central Essex, from the town itself out through the surrounding villages, along the Colne and Blackwater estuaries, and into the market towns to the west and south.

Colchester is where most of our work is, and the homepage covers the town. The pages here cover everywhere else we go, one at a time, because the roofs are genuinely different in different places and generic coverage claims are worth nothing.

Why area pages rather than a list

A postcode list tells you we will drive somewhere. It does not tell you anything useful about the work.

What actually varies between a Victorian terrace in New Town, a timber framed cottage in a Suffolk border village, a 1930s semi in Lexden and a modern estate house in Stanway is the roof: its pitch, its covering, its structure, the age of its underlay, and what permission is needed to alter it. Those differences change what we fit, how long it takes and what it costs.

So each area page describes the building stock we actually meet there, the constraints that apply, and the work we do most of. If your property is in one of these places, that page will be closer to your situation than anything generic.

Constraints that vary by area

Conservation areas. There are a great many across the district, and they are not confined to the historic centre. Several villages are designated in their entirety. Whether a rooflight needs an application depends on whether an Article 4 direction is in place, and that varies street by street.

Listed buildings. Concentrated in the town centre and the older villages, but scattered widely. Listed building consent is required for a rooflight regardless of visibility, so the listing is the first thing to establish rather than the last.

Coastal exposure. Properties toward the estuaries and the coast take driving rain and salt laden wind that inland properties do not. It changes what we specify for fixings, flashings and finishes.

Access. A village high street with no off street parking and a narrow frontage is a different access proposition from a modern estate, and it is one of the few things that reliably moves the price.

If your area is not listed

Ask. The pages here cover where we work most, not the limit of where we will go, and there is no boundary drawn on a map that we refuse to cross. Distance affects what we can do in a day rather than whether we will come.

For anything within reasonable reach of Colchester, the answer is almost always yes. For anything further, we would rather tell you honestly that somebody closer will serve you better than take a job we cannot get back to easily if something needs attention.

What travel means for a quotation

Distance does not usually appear as a line on the price. What it affects is whether a job is a single visit or two, and how quickly we can get back if something needs attention afterwards. For most of north and central Essex neither is an issue.

Where a property is at the far edge of what we cover, we will say so at the enquiry stage rather than after the survey, and we will be straight about whether somebody closer would serve you better. A rooflight is a twenty five year installation and being reachable matters more than being cheapest.
